It’s that time again, time to move. It’s been years since you’ve had to deal with the hassle everyone hates, that is open houses. The trick to open houses is to make your home as inviting and polished as possible. Presenting your home under these conditions ensures you will get top dollar for it. If you do not put the time and care into open houses, the results will show it. Open houses can be very stressful for the selling party and thats why we have generated a quick list of items you should take into consideration before you start showing it to the public.
Tidy up and store any laundry
I know what you’re thinking, “This is kind of a no-brainer”, but in reality, this isn’t as obvious as it may appear. People tend to get caught up in the big details of their home, such as landscaping, and forget about the small ones. If someone saw clothes lying around your home, they would associate you with someone who doesn’t take much care of their stuff, hence they probably didn’t take much care of the home. If all laundry is out of sight and the home is clean, they will assume you take pretty good care of the home and are more likely to consider making an offer.
A spotless entry
The entry refers to not only the entrance area of the home and front door, but also the exterior area that guests will have to pass in order to enter your home. Trim bushes, remove dead plants, clean up any leaves or weeds. This is your first impression of the guests and is monumental to how people view your home. Most people will already know if they want to seriously consider your house or not at this point so it is critical to have the entry as immaculate and welcoming as possible.
Eliminate stink!
In a world with countless smells, and one first impression, it is also critical your home has a good odor throughout. Typically we get accustomed to the smell of ourselves, our loved ones, our pets, and belongings. For this reason, it is a good idea to bring in a friend or family member who doesn’t live with you to get an outside opinion. One common strategy to combat unwanted scent’s is the use of a candle or automatic air fresheners to keep the home smelling nice and clean. Those are just a couple methods, everyone has their own favorites, just be sure to consider the smell!
Clean, clean, & clean some more
This is another one that would seem pretty obvious, but again, you would be surprised. Make sure that all areas of the home are clean. This goes as far as the drawers and shelfs. Now, no one is expecting you to have the perfect home, and no one is perfect, but that does not mean you can’t be clean and organized. Even junk drawers should be sorted through and organized to look presentable in the case anyone should open the drawer.
Make it navigable
Make sure that the flow of the home is uninterrupted by anything! From clothes to toys to furniture, clean up enough, and rearrange if need be, so that guests can walk freely throughout the house. Clutter, like stated earlier, is a huge turn off to a home buyer and can have an enormous influence on the their opinion of the home. Having a home that is maneuverable is a key to making people fall in love with your home.
Although many of these may seem obvious and redundant, many people get so caught up in all the other aspects of selling/listing a home that the small details get forgotten and end up hurting them in the end. By following these tips, you are certainly more likely to get your home sold faster and for top dollar!
